For years, the reliable Palm Beach Gardens triangle looked the same on a Tuesday and a Saturday. Groceries at the Whole Foods off Alt A1A. Dinner somewhere off PGA Boulevard. Errands looping through Legacy Place or the Gardens Mall. It held because there was no other center of gravity worth driving to.
That is the story that quietly changed this summer. A new anchor opened on Northlake Boulevard well west of the Turnpike, an old one on Lake Victoria Gardens Avenue finished the renovation locals had joked was permanent, and a handful of specific restaurant openings between May and July filled in the routes between them. What follows is a resident-scale read of what actually shifted, and how a weekend now runs differently than it did in April.
The Northlake Corridor Finally Anchors Itself
If you have driven Northlake past Coconut Boulevard in the last two years, you watched a mini-downtown get framed out of raw land. That is Avenir's Town Center, and it has stopped being a construction site. The Avenir Town Center is set to open this summer 2026, with over 200,000 square feet of retail space and nineteen confirmed stores, connected by golf cart–friendly pathways.
The tenant roster is not a generic strip lineup. It is a mix of Palm Beach County repeats, one true first-of-brand, and a handful of daily-utility slots.

A few of these deserve annotation rather than a shrug. Smoke and Maple is opening its first location at Avenir, selling food, craft cocktails and local beers. That is a rare thing for the Gardens, which almost always inherits a concept from Wellington or Delray before it lands here. Seppe Pizza Bar arrives with two other locations, both in New York. Kitchen Restaurant, on the other hand, is expanding a footprint it already runs in West Palm Beach and Palm Beach Gardens. Sloan's is a familiar name; it has five other locations in Palm Beach County.
The Publix Was the Signal
Retail openings usually stagger. The one that mattered here landed first. The new Palm Beach Gardens Publix opened at 7 a.m. Thursday, May 21, 2026, with a ribbon-cutting just before, at 12535 Northlake Blvd. The store helps anchor the new Town Center for the fast-growing Avenir community as a mini-downtown.
For anyone who lives west of the Turnpike, the practical read is straightforward. The two closest full-line groceries used to be the Publix at Northlake and Coconut and the store on PGA. From Avenir's western pods, both are a real drive. The new store cuts that in half and puts a full pharmacy, a Publix Liquors, and a café seating area on a route residents were already driving for the community's fire station and the Jupiter Medical micro-hospital.
Downtown at the Gardens Is Not the Same Place You Wrote Off
The other half of the shift is happening in the opposite direction, at the older lifestyle center next to the mall. EDENS, a national retail developer based in Fort Lauderdale, purchased the property in July 2024. It is the fifth owner since the center opened in 2005.
Residents who stopped visiting during the long fenced-off stretch have not seen the current version. EDENS is revitalizing the customer experience at Downtown Palm Beach Gardens with 13 new or expanding retail partners, including a merchandising mix of fashion boutiques, eateries, personal services and wellness and spa offerings. Enhancements to the 403,000-square-foot property include upgrades to the "Northern Strand" adjacent to REI and CMX Cinemas, facade work, new decorative elements, landscaping, signage and outdoor furniture, plus improved signage and wayfinding, five new interactive digital directories, and a cut-through running east-west through the property that is completed and operational.
Names you can visit now, not next quarter:
- Van Leeuwen Ice Cream, with a Florida-exclusive Key Lime Pie flavor
- Pura Vida, the health-forward café brand
- Muse Paintbar, for the paint-and-drink evenings
- Go Yummy, the Swedish-candy import that is doing surprisingly well against the Sloan's habit
Two of those anchor claims are on the record from the property itself. Van Leeuwen Ice Cream has arrived at Downtown Palm Beach Gardens, and the Florida-exclusive Key Lime Pie is on the menu. Pura Vida is now open with its menu of nutritious dishes, and Muse Paintbar has opened for classes suited to family days, date nights, or private parties.
The east-west cut-through is the small design change that will decide whether Downtown at the Gardens holds. It turns the property from a destination you park at into a walkable link between the Gardens Mall lot, the lake, and the CMX lot. That is the difference between a shopping center and the "lifestyle element" the leasing team keeps referencing.
The July Additions You Will Actually Notice
Two openings between the Avenir and Downtown poles are worth flagging because they are already reshaping short lists.
The bigger one is on Lake Victoria Gardens Avenue itself. Phatboy Sushi Kitchen & Bar is targeting a mid-to-late July opening at 11701 Lake Victoria Garden Ave. #8102, with John Maser and his sister Nicole Maser behind the location, which will mark the brand's seventh. The Palm Beach Gardens location will seat about 80 guests inside, including the bar, with about 40 seats outside on a patio. Martini Mondays offer half-off lychee martinis all day, and all-day happy hour runs on Tuesdays, with food and drinks from a designated happy hour menu. That is a very specific weekday play for a room this size. If you live within a five-minute drive, it is going to change your Monday night.
The other is quieter and more useful. Field of Greens opened two Palm Beach Gardens locations this spring, at 5320 Donald Ross Rd. and 12485 Northlake Blvd. The brand's Avenir Town Center slot is a third. Three Field of Greens inside the city limits is the kind of over-index that tells you where lunch demand is actually sitting.
The City-Side Texture That Only Residents Are Tracking
Two municipal items belong in this snapshot only because they change routines already in progress.
On June 27, the main entrance on Northlake Boulevard to Sandhill Crane Golf Club and The Nest Par 3 closed for renovations and upgrades, and access to the courses is now via the Avenir entrance. If you play either course, that is not a detail. It is the difference between a fifteen-minute pre-round routine and a twenty-five-minute one, and it will hold through the renovation window.
The city is installing a two-way bicycle track along the south side of Burns Road, with construction phased and lane closures expected during Phase 1. For anyone commuting by bike between the residential streets south of PGA and the recreation complex, that is a genuine upgrade rather than a striped shoulder.
For photographers, the city's 2026 Resident Photography Contest is open for submissions. It is a small thing, but it is the sort of civic detail that never travels to the portals.
What This Rearranges About a Saturday
Put the pieces together and the map really has moved. A Saturday that used to run Whole Foods to Legacy Place to a mall dinner can now credibly run Avenir Town Center for the morning errand, Downtown at the Gardens for the afternoon movie and paint class, and Phatboy or Kitchen for dinner without leaving the Lake Victoria/PGA corridor. The southern half of the city did not lose anything. The northwest half finally got its share.
For long-time residents, the useful question is not which of these places is the best. It is which two of them are close enough to each other to combine into a single trip. The Publix-plus-Field-of-Greens combination on Northlake is one answer. The CMX-plus-Van-Leeuwen-plus-Muse loop at Downtown at the Gardens is another. Phatboy plus a walk around Lake Victoria on a Monday is a third that did not exist in April.
